How Long Does House Demolition Take in Werribee?
The short answer
The physical demolition of a typical single-storey house in Werribee is usually the quick part. On an open block with good access, the structure, slab and footings can often be down and carted away within days rather than weeks. What takes longer is everything that has to happen before an excavator is allowed on site, and that part is mostly set by approvals and service providers rather than the demolition crew.
So when people ask how long demolition takes, the honest answer is in two parts: how long until you can start, and how long once you have.
Stage 1: Site visit and quote
This is the quickest stage and the one you control. We visit, look at the house, the block, the access and the likely asbestos, and come back with an itemised quote. Getting this done early matters, because the quote tells you which of the later stages apply to your property and which are likely to take longest.
Stage 2: Approvals
Demolition in Victoria needs a building permit from a registered building surveyor, and for most house demolitions the surveyor must first obtain Wyndham City Council's Report and Consent. Where a heritage overlay applies, a planning permit is needed as well, and that is the step most likely to add significant time.
Most homes across Wyndham are not heritage-affected, but parts of the older Werribee township and some individually significant properties are. If yours is one of them, start the planning conversation well before you set a build date. Our guide "Do You Need a Permit to Demolish a House in Werribee?" goes through each approval.
Stage 3: Service abolishment
Power, gas, water, sewer and telecommunications all have to be formally disconnected and made safe, each through its own provider with its own lead time. This is the stage that most often holds a job up, and it is the one people most often start too late.
The fix is simple: start the applications as soon as you have a rough demolition date, and run them alongside the approvals rather than after them. Our checklist "Before Demolition Day" walks through each service.
Stage 4: Asbestos removal
If the house was built before around 1990, which covers much of Werribee and Hoppers Crossing, asbestos is likely somewhere: eaves, wet areas, vinyl flooring, and very often the garage or shed. It has to be removed under the correct licensed process before the structure comes down.
The removal itself is often quick for a typical house, but it needs notice, booking and clearance afterwards, so it adds to the program. Extensive asbestos, or asbestos found late, adds more. Our Asbestos-Aware Demolition service explains how we handle it.
Stage 5: On site
Once the approvals, abolishments and asbestos are done, the on-site work follows a set order:
- Set-up — temporary fencing, protection for neighbours' fences and retained trees.
- Soft strip — fittings and recyclable materials out.
- Structure down — demolished in a controlled order and damped for dust.
- Slab and footings — broken out and carted.
- Clean-up — the block raked clean and level for the builder.
What makes it faster or slower in Wyndham
A few local factors move the on-site part:
- Access. An open estate block in Tarneit or Point Cook is quicker than a tight older block in central Werribee where trucks and bins have to be worked in carefully.
- Construction. Double-brick and double-storey homes take longer to bring down and generate more material to cart than a single-storey brick veneer or weatherboard.
- Extras. A pool, a large concrete driveway, a big shed or extensive paving each add time. Our Pool Demolition and Removal service covers the pool side.
- Weather. Wyndham's clay soils go heavy in a wet winter, and a waterlogged block can slow truck movements or pause slab removal for a day or two.
- Rural sites. Werribee South and fringe properties with farm sheds, glasshouses or outbuildings have more structures to clear, though usually more room to do it.
Knockdown-rebuild timing
On a knockdown-rebuild, the target is not the fastest possible demolition. It is the site being ready on the date your builder needs it. Clear the block too early and it sits empty, collecting weeds and rubbish dumped over the fence. Clear it too late and the slab crew is waiting.
We plan the demolition backwards from the builder's start date, start the long-lead items early, and keep you and the builder updated as approvals and abolishments land. Our Knockdown-Rebuild Site Preparation service is built around that handover.
Getting a realistic date
The quickest way to a real timeline is a site visit. Send us the address, the age of the house and when your builder wants to start, and we will come back with a free quote and a clear view of which stages will set your timeline, anywhere across Werribee, Wyndham and Melbourne's west.
